1. Contracting Party and Acceptance

These Terms govern your use of the Home AI website, online valuation features, subscription services, PDF reports, and related services (the “Service”). The Service is provided by SERVANAN INTERNATIONAL PTE. LTD. (UEN 202522010H), a private company limited by shares incorporated in Singapore on 21 May 2025. Its registered address is 1 Raffles Place, #36-01 One Raffles Place, Singapore 048616. The Company is the contracting and payment entity.

By creating an account, using the Service, accepting these Terms, or purchasing Home AI Pro, you agree to these Terms, the Refund & Cancellation Policy, and the Privacy Policy. If you do not agree, do not use the Service or purchase a subscription.

2. Eligibility and Accounts

You must be at least 18 and capable of entering into a legally binding contract. You must keep account information current and credentials secure, and remain responsible for account activity. Personal accounts may not be shared, rented, or resold; each business login is for one natural person unless we offer a team plan. Report unauthorised use or a security incident promptly to ericliang@ok.com.

3. Nature of the Service

Home AI uses property information, documents, listing links, public or authorised data, historical transaction information, and automated analysis to generate valuation ranges, comparables, market analysis, conversational responses, and PDF reports. Outputs may use artificial intelligence and automated systems and may contain errors, omissions, delays, or incomplete information.

Home AI is not a brokerage, bank, lender, government authority, chartered surveyor, or licensed property valuation firm. Outputs are informational and educational only; they are not formal valuations, professional appraisals, investment, legal, tax, or lending advice, and must not be used for mortgage lending, tax filings, court proceedings, audits, insurance, accounting, visas, government filings, or another use that legally requires a formal or licensed valuation. Users must independently verify information and consult appropriately qualified professionals before making a property decision.

4. Free Plan and Pro Subscription

Free Plan. Each Free account may create up to three valuation conversations or property valuation cases in total during the lifetime of the account. The allowance does not reset monthly or on another schedule. Free users may view results online but may not download PDF valuation reports. We may reasonably identify duplicate accounts, automated registrations, or other abusive behaviour.

Pro Subscription. Home AI Pro is US$20 per month. During an active subscription, a user may create unlimited valuation cases and download PDF reports for current and historical cases. “Unlimited” applies to normal human use and does not remove capacity, security, file-size, rate-limit, or anti-abuse controls. We may modify, add, or discontinue features reasonably; material adverse changes to paid core benefits will receive advance notice and any remedy required by law.

5. Pricing, Payment, and Automatic Renewal

Pro is billed monthly in advance at US$20 per month and renews automatically until cancelled. Checkout displays the applicable price, currency, and billing frequency; unless expressly stated otherwise, there is no free trial. You authorise us and our payment provider to charge the selected method for the first period and each following monthly period. Payments use Airwallex-hosted checkout and subscription processing. Home AI does not directly store complete card numbers. US$20 excludes any GST, VAT, or other transaction tax required by law, which is displayed before payment.

6. Cancellation, Refunds, and Failed Payments

You may cancel Pro through account subscription management or, if self-service cancellation is unavailable, from your registered email by writing to ericliang@ok.com. We will process a complete request within five business days. Cancellation takes effect at the end of the current paid period; you retain Pro benefits until then and then return to Free, retaining online historical-case viewing but not PDF downloads. Except where law requires or the Refund & Cancellation Policy expressly provides, unused time is not refunded pro rata. Failed automatic payments may be retried; after failed retries, Pro may be suspended or cancelled.

7. User Content and Licence

User Content includes property information, documents, links, images, prompts, conversations, feedback, and other submitted material. You retain rights you lawfully hold. You grant us a non-exclusive, worldwide, royalty-free licence to host, copy, process, transmit, transform, and display User Content only as reasonably necessary to provide, maintain, protect, support, and improve the Service and meet legal obligations. Do not upload unnecessary identity documents, payment card details, health information, or sensitive data. You must have the right to submit content, including third-party personal data. We do not use directly identifiable User Content to train general-purpose public AI models unless you separately opt in.

8. Intellectual Property and Reports

The Service, software, interface, brand, model configuration, analytical methods, database structure, templates, and supplied content are protected by intellectual property law. Subject to these Terms and applicable fees, you receive a limited, non-exclusive, non-transferable, revocable licence to view outputs for personal or internal business use; Pro users may download PDF reports. Reports may not be represented as an official valuation or have their disclaimers, source notices, or branding removed. Agents may forward complete, unmodified PDFs retaining the Home AI disclaimer for an individual client engagement, but may not bulk-resell or add misleading branding.

9. Prohibited Conduct and Reasonable Use

You must not use the Service unlawfully; infringe rights; upload malicious code; circumvent account, subscription, allowance, access, or security controls; use bots, scripts, crawlers, or bulk automation; resell without authorisation; reverse engineer; interfere with systems; commit fraud; or use outputs for unlawful discrimination, fraudulent financing, money laundering, or other unlawful activity. We may limit, suspend, or terminate access where use threatens security or breaches law, these Terms, or reasonable-use requirements.

10. Third-Party Services and Data Sources

The Service may rely on third-party authentication, payment, cloud, AI, mapping, analytics, listing, and public-data services governed by their own terms and privacy notices. Home AI obtains Dubai Land Department (DLD) property data through an officially applied-for and authorised API. Google Maps data and services are formally procured through Google Cloud and used within applicable contracts, product terms, and permissions. No reference implies DLD, Google, or another party endorses Home AI.

Data boundaries and no professional advice. Based on Real DLD transaction data and Real DLD rent contracts where available. Mock listings, AIGC project profiles, service charges, amenities, renovation, view, and unit-level private attributes are clearly labeled and require external data integrations. This is not formal valuation, financial, legal, investment, or purchase advice.

11. Availability, Changes, and Support

We aim to provide a reliable Service but do not guarantee uninterrupted, error-free, or suitable service. Maintenance, networks, third-party services, data delays, force majeure, or security incidents may interrupt it. Customer support is available at ericliang@ok.com; no specific service level is promised unless separately agreed in writing.

12. Suspension and Termination

You may stop using the Service or request account closure. We may suspend or terminate for serious or repeated breach, unlawful activity, security risk, fraud, continued payment failure, or legal requirement. Termination does not affect accrued obligations, rights, or liabilities; data after closure is handled under the Privacy Policy and applicable law.

13. Disclaimers

To the maximum extent permitted by law, the Service is provided “as is” and “as available”. We disclaim express and implied warranties concerning accuracy, completeness, timeliness, merchantability, fitness for purpose, non-infringement, and property transaction outcomes. Nothing excludes a liability that cannot lawfully be excluded.

14. Limitation of Liability

To the maximum extent permitted by law, we are not liable for loss of profit, revenue, opportunity, goodwill, or data, or indirect, incidental, special, punitive, or consequential loss. Aggregate liability for claims relating to the Service or Terms is limited to subscription fees paid in the preceding 12 months, or US$100 if no fee was paid. This does not apply to fraud, wilful misconduct, death, personal injury, or liability that cannot lawfully be limited.

15. Indemnity

To the extent permitted by law, business users indemnify us for reasonable, documented losses and costs directly arising from a third-party claim caused by their material breach, unlawful use, or infringement. This does not apply to individual consumers unless law permits and liability results from that user’s unlawful conduct.

16. Changes to These Terms

We may update these Terms for legal, regulatory, payment, technical, security, or product changes. Material changes will be reasonably notified before taking effect. Continued use after the effective date accepts the update; users who do not agree may stop use and cancel before renewal. We obtain separate consent where law requires.

17. Governing Law and Dispute Resolution

These Terms and related non-contractual obligations are governed by Singapore law, without regard to conflict-of-laws principles. To the extent permitted by consumer law, Singapore courts have exclusive jurisdiction. Before formal proceedings, parties should try in good faith to resolve the dispute through ericliang@ok.com and allow at least 30 days, except for urgent injunctive relief, recovery of overdue amounts, or matters that law does not permit to be delayed. Mandatory non-excludable consumer rights remain unaffected.

18. General

If a provision is invalid or unenforceable, the remainder remains effective. Failure to enforce a right is not a waiver. You may not assign these Terms without written consent; we may assign them in a lawful reorganisation, merger, financing, or business transfer without reducing mandatory consumer rights. These Terms, the Refund & Cancellation Policy, Privacy Policy, and checkout terms expressly incorporated form the entire agreement. English prevails if versions conflict, except where mandatory law requires otherwise.
