How long does a Dubai apartment take to sell? Start with the right comparable sales
An active area can still provide few matches for a particular flat. Narrow the sample before discussing an asking price or a sale deadline.
A seller needs to know whether an asking price is plausible and how much time to allow for a buyer. The sales register helps with the first question. Answering the second requires the property's listing history, including homes that remain unsold.
The distinction becomes clearer when we narrow the comparison. In Al Barsha South Fourth, the sample contains 366 existing-property apartment records for 2026-07-01 to 2026-09-30. Restricting it to one-bedroom apartments leaves 192 records, spread across 91 building-name labels. A large area total can leave a buyer or seller with only a few relevant matches once the building and unit characteristics are considered.

How much evidence survives the bedroom filter?
The table takes the areas with the most qualifying records in this sample, then narrows each to one-bedroom units. Each row uses the same dates and the same Existing Properties registration label. Studio apartments are included in the area total. Unit records without a numeric bedroom label are excluded, avoiding an accidental comparison with offices and shops.
| Registered area | All apartment records | One-bedroom records | Building labels in one-bedroom records |
|---|---|---|---|
| Al Barsha South Fourth | 366 | 192 | 91 |
| Marsa Dubai | 217 | 84 | 46 |
| Business Bay | 174 | 75 | 39 |
| Al Merkadh | 121 | 48 | 32 |
| Jabal Ali First | 119 | 39 | 29 |
| Burj Khalifa | 107 | 34 | 27 |
Building labels are trimmed and compared without case differences. They remain names supplied in the data, with possible aliases or shared names. The final column counts those labels, not independently verified physical buildings. Every one-bedroom record in these displayed areas has a building label; records for the same label may still differ in size, view, floor and condition.
Use this table to choose where to inspect comparable sales. Treating its order as a ranking of how quickly an apartment sells would require another dataset. It also cannot separate every developer sale from every secondary-market sale: Existing Properties is the registration label used here.
The missing part of a sale-time calculation
A usable marketing-period measure needs a defined starting event, such as the first verified listing, and an ending event, such as an accepted offer. Registration may happen later. DLD's sale-registration service describes recording the transaction between the parties; the service's processing time measures that administrative step.
For an area comparison, request the observation period, the treatment of relistings and duplicate adverts, and what happened to listings still open at the cutoff. Calculating a median only among properties that sold leaves the unsold properties outside the result. Comparing asking and achieved prices also requires matching the same property and preserving its price changes.
Home.ai's compact sale records have a transaction date, price, size and location fields. They lack the listing history needed for those calculations. A claim that a flat should sell within a particular number of days therefore needs separate evidence.
Turn a handful of matches into a pricing discussion
Start with the building and bedroom count. Compare size and transaction date, then investigate differences that the register leaves out, including floor, outlook, fit-out and tenancy. If there are few close matches, widen the search explicitly and retain the original narrow result beside it. The building-versus-area comparison explains how an area median can pull away from a particular building.
Ask the agent for dated examples of similar homes marketed, offers received and completed sales. Check how the examples were selected and whether withdrawn homes were retained. Agree when to review enquiries and pricing against that evidence. A higher transaction count can give you more sale comparables, while your own marketing record will show whether this asking price is attracting buyers.
