Small Dubai apartments cost more per square metre, and the city-wide curve hides it

The pooled size curve, the same curve measured inside each area, and the size adjustment worth making before comparing a unit to its neighbourhood.

Anyone checking whether a Dubai flat is fairly priced ends up comparing its rate per square metre against the area median. That comparison has a size bias in it, and for a small unit the bias is large enough to change the answer.

The middle column is what you get by pooling every sale in Dubai and grouping by size. It sags in the middle and lifts at both ends, which invites a story about mid-size flats being the best value per square metre.

The right column takes each sale, divides its rate by the median rate of the area it sits in, and reports the middle of those ratios. Two different shapes, from the same transactions.

The pooled column is mostly describing the map. Studios are concentrated in central towers where every rate is high, and the largest units sit in outer districts where every rate is low. Grouping by size sorts the city by neighbourhood and labels the result a size effect.

Holding the area fixed and comparing sub-50 sqm units against 75 to 150 sqm units gives a consistent answer across most of the city. The reason is mechanical: a studio and a two-bedroom in the same building share a lobby, a plot and an address, and the fixed part of what a buyer pays for gets spread over fewer square metres in the smaller unit.

Gaps at the top of that table run far past what a lobby explains. An area showing a doubled rate for small units is usually selling two different products under one name, often serviced or hotel-branded studios alongside conventional flats, and the area page is the place to check which.

7 areas run the other way. Several are districts where a large block of small off-plan units registered at launch pricing while the larger stock is older and resold, so the comparison is picking up two different kinds of sale.

The adjustment worth making

Before treating a small flat as overpriced against its area, add the local premium back. In a typical area a sub-50 sqm unit priced +22% above the area median is sitting exactly where its size predicts.

Compare against the same size band, not the area. Every area page on this site breaks the median down, and a like-for-like figure removes this problem entirely rather than correcting for it.

Check which product you are in. The extremes in both tables above are areas where one name covers serviced apartments and ordinary flats, or launch registrations and resales, and no size adjustment will reconcile those.
