Dubai rental benchmarks: 2025 area evidence
Compare historical residential contract rents and apartment sale prices for the same calendar year. The rent series includes residential property types; it is not restricted to apartments. The displayed ratio is a broad area proxy, not a matched apartment yield or a current rent quote.

How to read these figures
Rental contracts: Residential, one property (missing property count treated as one), 25–600 sqm and AED 15,000–3,000,000 annual rent. Apartment sales: Sales group, property type 3, 25–600 sqm, price above AED 100,000, registered in 2025. Areas require 500 contracts and 500 apartment sales of all registration types; we show the ratio only with at least 200 existing-property sales. Ratio = median annual residential rent per sqm / median existing-apartment sale per sqm × 100. Separate medians do not match units or bedroom mixes; off-plan sales are excluded from the denominator. Service charges, vacancy, maintenance and purchase costs are not deducted. This is a 2025 benchmark, not a 2026 update.
